What you can afford is up to the lender and your financial institution. We will work with them to determine what you are qualified for, and show you properties that are in the range. It is always the #1 question to ask, so you'll need to contact a financial lender to get started. 

Think of how nice the home looked when you moved in. The house was clean, under good repair, and it was decorated nicely. The house you sell should have that same appeal. You'll have to find all of your home warranties, and if any appliances or other mechanical systems come with documentation. Then, you'll have to make sure your house has an inspection, to be sure that the house is up to code and give you an idea of potential trouble spots when buyers come to see your home. If you find a home now, don't try to second guess interest rates, or the housing market. By waiting longer, you risk losing out on the home of your dreams. The market is responsive now, and buyers are increasing demand for the properties. At the time of this publication, the interest rates were starting to climb back up. The housing market usually doesn't change fast enough to make that much of a difference in price, and a good home won't stay on the market long!

It depends on how you are paying for the property. There are a number of considerations, including Title work to come in. The loan has to go through under-writing. If it is financed, in our experience it takes between 30-60 days. If you are a seller, we use the rules of ten: If we don't get a showing on the first ten days on the market...or if we don't get an offer after the first ten showings...or if we don't get ten showings in the first thirty days on the market...we adjust the price because the market has spoken. Remember, your agent does not set the pricing, the market does!

A bank owned property, whether that be a foreclosed property or a short sale, may not be able to be financed. Some of the biggest shock people have is that some of these properties are cash-only deals. Bank owned properties often need repair, and any repairs such as mold will not be covered by the loan. That leaves some people able to buy a home...but not able to fix it to their standards. Banks will not put any more money into a house, despite any need for repairs.
